Selling your home is undoubtedly one of the most stressful events in a person’s life. Having to deal with estate agents, removal companies and of course, the dreaded ‘chain’ is enough to ramp up the stress so we thought we’d compile an easy to use, idiot-proof guide to selling your home.
1. Make it presentable.
Perhaps the most obvious point, but don’t forget you’re trying to ‘sell’ your home so make it as presentable and as clear of clutter as possible. The person viewing the home needs to imagine what it would be like living there and whether there’s enough space for their furniture. Keep it minimalist and tidy, so that the viewer’s creative thoughts can run wild.
2. Keep it fresh.
Keeping the windows open will provide a light, fresh and airy feel. Draw curtains to their max, give the house a blast of fresh air and allow it to circulate. This is particularly important if you are the proud owner of dog or cat.
3. Don’t over personalise.
Whilst you’re living at home, family photos, children’s artwork and newspapers in easy reach of the sofa are all well and good, but when you are trying to sell your house, keep these to a minimum. Too much personalisation will remind viewers that this is someone else’s home – when they really want to imagine their family and furniture living there.
4. Put estate agent on speed-dial.
No matter the time of day (or night!), keep communicating with your estate agent. No question is too silly and no concern is too small – have regular updates with them and look for feedback from viewers as to any improvements that you can make. Being in the front of their mind will help when they meet with prospective buyers.
5. Get help.
A problem shared is a problem halved, so don’t be afraid to ask for help from friends or family. Whether it’s someone to help look after the kids or to help pack some boxes people are often happy to help in a time of need. Don’t forget to look after the helpers with regular cups of tea or even a moving in party when you open the doors to your new home.
